Patio Maintenance & Paver Repair
in Columbus

Capital City Patios has provided homeowners and businesses with paver patio maintenance in Columbus and Central Ohio since 2015. Our experienced in-house crew handles everything from routine cleaning and sealing to more extensive paver repairs, applying the same high standards to existing patios that we bring to every new installation.

HOW IT WORKS

Our Paver Maintenance
and Repair Process

Here’s the five-step process we follow for Columbus patio paver maintenance and repairs.

Free Assessment and Estimate

Our project estimates are always free. We assess the patio to determine what is actually causing the problem, whether it’s mildew or moss buildup, washed-out joints, settling, or a condition known as creep. Creep occurs when the edge restraint fails and the border pavers begin to loosen, allowing sections of the patio to gradually shift or spread outward.

Repairing Settled or Shifted Pavers

If a section has settled or the border pavers have loosened and shifted outward, we remove the affected pavers, reset and recompact the base, and rebuild the edge restraint as needed. We then reinstall the pavers so the repaired area sits level, tight, and properly aligned. This covers many of the calls we receive for paver repairs in Columbus, from resetting a single sunken paver to rebuilding an entire border.

Pressure Washing

We use a commercial-grade pressure washer to remove built-up grime, algae, and staining. This process also clears out old, deteriorated polymeric sand so the joints can be properly refilled. A typical 350-square-foot patio can often be washed in less than half a day, although patios with smaller pavers, such as brick, may take longer because they contain more joints that require attention.

Joint Stabilization

Once the patio is completely dry, we sweep new joint material into the spaces between the pavers. Traditional polymeric sand can last for many years when properly installed and maintained, but moisture, shade, drainage conditions, patio use, and erosion can affect how soon it needs to be replenished or replaced. Nitro joint stabilizer has a higher upfront cost but forms harder, more durable joints that typically last longer and may require less ongoing maintenance.

Sealing

After the joint material has fully cured, we return to seal the patio. Sealing enhances and helps preserve the paver color, protects the surface from weather and everyday wear, helps prevent stains from penetrating and setting into the pavers, and adds strength and stability to the joints. Because we use a solvent-based sealer, the pavers and joints must be completely dry before application. Any trapped moisture can cause the sealer to haze or create a cloudy, uneven appearance.

INVESTMENT

What Does it Cost for
Professional Paver Patio Maintenance
in Columbus?

Pricing depends on a few factors, including the size of the patio, the size of the individual pavers, whether you choose polymeric sand or Nitro for joint stabilization, and how much shade or tree coverage the patio receives, which can affect mold, mildew, and moss growth. Repairs are priced based on labor and the scope of the work rather than a flat rate, since accessibility and the extent of the damage vary from job to job.

Frequently Asked Questions

It depends on the patio’s sun and shade exposure. A patio under trees will collect more mold, mildew, and moss and may need to be pressure washed more frequently than one that receives direct sunlight most of the day. As a general guideline, resealing every three to five years helps preserve the paver color and protect the surface, although weather, traffic, and the type of sealer used can affect the timing.

Yes. In fact, many of the Columbus paver repair projects we handle involve patios installed by another contractor. Common issues include settling, “creep” at the borders caused by failed edge restraint, and general wear. Depending on the problem, we can reset the affected pavers, rebuild the edge restraint, and restore the patio through proper cleaning, resanding, and sealing.

In many cases, repairing a paver patio costs less than replacing it because individual pavers can be removed, releveled, and reset without tearing out the entire surface. Pressure washing, resanding, repairs, and sealing can often restore a patio to near-new condition. It’s worth getting an assessment before assuming a full replacement is necessary.

Most of our maintenance work is residential, but we also work with commercial properties. If you manage a commercial space with a paver patio, walkway, or seating area, we’re happy to assess the area and provide a free estimate.

It depends on the size and condition of the patio, as well as the weather. Pressure washing and joint sand can often be completed during the same visit, but sealing requires the pavers and joints to be completely dry, so we typically return for a separate trip. For larger patios or projects involving repairs, the full process may require multiple visits spread over several days to allow for proper drying and curing.

Polymeric sand is activated with water and forms firm, flexible joints between the pavers. Its lifespan depends on proper installation, drainage, moisture exposure, and ongoing maintenance. Nitro is a resin-based joint stabilizer that air-cures to form harder, more durable joints from top to bottom. It costs more upfront but typically lasts longer, requires less ongoing maintenance, and can be installed in wet or dry conditions.

No. We take on projects of every size, from resetting a single settled paver to completing a full-scale patio renovation. We’re happy to visit your property, assess the work, and provide a free estimate.
